2 Homes, 10Br 9Ba total, hosting up to 25 Guests. Each home has a 20′ Heated Pool and Spa, a gameroom for group fun, outdoor dining, seating, lounging and Firepits.

Spa and Swim/Spa are maintained twice weekly.

The house is located in a very quiet neighborhood. Respect for our neighbors and neighborhood are the most important thing to us. Do not book this house if you plan to be loud and disrupt our neighbors.

- FREQUENTLY ASKED QUESTIONS -
WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is no later than 11AM. Early check in and late check out may be available for your reservation. There is a fee of $400 for both or $200 for either early check in or late check out within reason. Can't be guaranteed unless arranged beforehand.
WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
All our Homes have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.
DO YOU PROVIDE DAILY CLEANING SERVICE?
Provided only a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.
CAN WE HAVE THE SPA HEATED?
If you would like SPA use pricing is 50 dollars per night. Please let your property manager know at least 48-hours in advance of your arrival if you would like SPA heat added to your reservation.
WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer basic spices, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.
CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered. If you do need a package please contact manager.
DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
Most outdoor music systems are disabled due to noise complaints. We recommend bringing a Bluetooth speaker, since you can arrange them where you like and they are easy to connect to!
DO YOU ALLOW PETS?
Our vacation rentals are pet friendly. Only House 1 backyard is fenced in. We allow for up to two pets per property for a fee of $150 per pet.
DO YOU PROVIDE COFFEE?
Take some, leave some, but not guaranteed.
DO YOU HAVE A TESLA CHARGER?
We do provide a NEMA 50AMP Plug at both homes. Please bring own charger with NEMA plug cable.

Entertaining is made easy in the gourmet eat-in kitchen, perfect for cooking for a crowd and features counter top dining area, luxury counters, premium range and oven. Nespresso, Keurig or drip coffee maker. Home 1 has induction range and oven, Home 2 has gas stove and oven.

LIVING
Living Rooms boasts high ceilings and amazing Red Rock views. Large dining table seats the family and friends. Built in electric fireplace. Walk out the sliders to the deck with amazing views and lounging. Deck hosts BBQs and cozy firepits.

OUTSIDE
Enjoy all the luxury amenities of the outdoor space. Rear Patio includes a large 7 seater Jacuzzi Spa Hottub with LED mood lighting and 18 foot Swim Spa with roll off cover for easy access. Relax on the spacious patio with a huge professional multi hole putting green, fire-pit, yoga grass area, and more. Access this patio from the deck stairs, lower bedroom or garage.

INCLUDED WITH YOUR VACATION HOME
All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm.

Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.

House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

Other Items:
Listing does include Washer & Dryer.
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.

Liability Waiver:
You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. Ensure the pool and tub safety covers are secured and locked when not in use. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

You can conveniently walk into Sedonas Uptown district. This property is in a central location for launching into all of Sedona's activities. Sedona has a public shuttle that can ferry visitors to many of the popular destinations. Use "Sedona Shuttle" to visit busy trailheads.

Additional: Always report extra guests or visitors. If your reservation doesn't match the booked guest count this will result in automatic cancellation and eviction.

Always make sure garbage lids are closed. Do not leave bags beside bins. (Animals will come and go through the trash.

Always cover and lock Pool/Swim Spa when not in use. They are heated by electricity and will ONLY heat up when the cover is on.

Spa technician does service twice weekly.
