What a buyout actually gets you
Most groups visiting Palm Springs end up splitting across hotel rooms or squeezing into a house built for a family of six. A buyout works differently: the entire property is yours. Every bedroom, the pool, the common spaces, the parking. Nobody else checks in, so the 8am pool is your pool and the group dinner does not need a reservation for twenty.
That is the format all five of these properties share. The bedrooms are hotel-style, most with king beds and en-suite bathrooms, so every couple in the group gets a real room rather than a sofa bed and a coin flip.

Spirit of Sofia 23BR Resort Buyout
The biggest stay we offer in Palm Springs: a full buyout of the Spirit of Sofia compound, combining the 12 bedroom and 11 bedroom properties into 23 bedrooms and 20 baths for up to 60 guests. Heated pools, hot tubs, outdoor kitchens and dining, poolside rooms and cabanas, road bikes to borrow, and a life-size chess board. This is the booking for the wedding group, the company offsite, or the milestone birthday that outgrew every other option.
Spirit of Sofia 12BR
Half of the compound on its own: 12 bedrooms, 11 baths, sleeping up to 30. Step out of your room and straight into the pool, with a heated pool, hot tub, grill, and more poolside seating than your group will use. Framed by mountains, palms, and the midcentury streets Palm Springs is known for.
Spirit of Sofia 11BR
The other half: 11 bedrooms, 9 baths, up to 30 guests, with its own heated pool, hot tub, outdoor kitchen and dining. Same poolside-room format, same neighborhood, sized for the slightly smaller group.
Magnolia Hotel Retreat
A 9 bedroom, 9 bath boutique retreat in North Palm Springs sleeping up to 20. Boho-styled rooms with king beds and en-suite baths, a community room with a gourmet kitchen and 60-inch TV, a full gym, and a game room with pool tables and video games. Desert and mountain views from the lounges.
Desert Modern
Magnolia’s next-door neighbor on North Indian Canyon Drive: 8 individually designed rooms with king beds and en-suite baths, sleeping up to 16. Pool, desert and mountain views from the community lounge. Groups too big for one property sometimes take Magnolia and Desert Modern together; ask us about pairing them.
Where the properties sit
The collection splits across two ends of town. Magnolia and Desert Modern sit side by side on North Indian Canyon Drive in North Palm Springs. The Spirit of Sofia compound sits in South Palm Springs among the midcentury residential streets. Both locations are a little over a mile from the Palm Canyon Drive strip, about five minutes by car, so dinner downtown is close without the weekend noise reaching your pool deck.

Festival season
October through April is high season: the spring music festival weekends in Indio, the BNP Paribas Open, Modernism Week, and pool weather without the summer heat. The festival grounds themselves are at the Empire Polo Club in Indio, a drive from Palm Springs. If walking to the gates matters more to your group than being in Palm Springs proper, our Indio estates sit within about two miles of the festival grounds, several within walking distance.
Summer runs hot and the pools earn their keep. It is also when rates are at their friendliest, which makes it the value window for groups who mostly want the pool, the game rooms, and each other.

How far is downtown Palm Springs?

The big spring festivals are held at the Empire Polo Club in Indio, a drive from Palm Springs. Our Indio collection sits within about two miles of the grounds and is the better base if festival access is the priority.
Do you charge booking fees?
No. Booking direct with us means the nightly rate, cleaning and taxes. There is no third-party service fee on top, which is typically 12 to 16 percent on the major listing sites.
