For the whole home. The nightly rate covers the entire house for your group, up to the home's guest limit, and there is no charge per extra guest within that limit. Splitting the cost? Divide the total on your quote by the number of people in your group.

Your quote shows every line before you pay:

• the nightly rate for your dates
• a one-time cleaning fee, set by the home ($450 to $1,700)
• a 5% service fee and a 3.5% card processing fee, both on the rate plus cleaning
• state and local lodging taxes

Optional extras, such as pool heating or a pet fee, are arranged separately with our team.

Up to a year ahead, at every home. If you are planning further out than the calendar shows, send us your dates and group size and we will tell you what we can do. For last-minute trips, our Sedona homes can be booked with as little as 4 hours' notice and our Indio and Palm Springs homes with 24 hours' notice.

Yes, and it depends on the home and the dates. Most Indio homes need 2 nights, rising to 3 or more on peak weekends and holidays. Palm Springs homes usually need 2 nights, 3 on weekends and up to 4 on peak dates. Sedona homes usually need 3 nights. The calendar on each home's page shows the exact minimum for your dates.

Our Sedona homes take 5% off stays of a week or longer, and some take more off stays of a month or longer. The discount is applied automatically when you choose your dates. Our Indio and Palm Springs homes are priced by the night.

Yes. Each home's page shows its maximum, and that number includes children over 2 and any approved day guests. Guests who are not on the reservation are charged $100 per person per night and can bring the stay to an early end.

Amaya Villas (Palm Springs, sleeps 20), Kanso (Indio, sleeps 20), Lazy River Resort (Indio, sleeps 20), Premiere Estate (Indio, sleeps 20), Spirit of Sofia 11BR (Palm Springs, sleeps 30), Spirit of Sofia 12BR Buyout (Palm Springs, sleeps 30) and Spirit of Sofia 23BR (Palm Springs, sleeps 60).

Each home's page lists its bedrooms and its guest limit. If a page shows two different numbers, ask us and we will confirm.

The Spirit of Sofia buyouts in downtown Palm Springs are built for big groups: Spirit of Sofia 11BR and Spirit of Sofia 12BR Buyout sleep 30 each, and Spirit of Sofia 23BR takes the whole resort for up to 60. For other group sizes, tell us your numbers and dates and we will suggest homes.

Only with our approval before you arrive, and day guests count toward the home's guest limit. At most of our Indio homes that means up to 5 daytime guests.

Yes, as a stay within the home's guest limit. Our concierge team can set up decorations, balloon arches, florals, a cake or a private chef before you arrive. Quiet hours apply, parties are not allowed without our written approval, and most of our Indio homes do not allow amplified music or DJ equipment.

Check-in is from 4 PM at every home. Check-out is by 10 AM in Indio and Palm Springs and by 11 AM in Sedona.

Sometimes, when the home is free the night before or after. In Sedona it is $200 for early check-in or late check-out, or $400 for both. For our other homes, ask us closer to your stay. Late check-out without our approval is charged: $200 per hour at our Indio homes.

We send your check-in instructions before you arrive. Most of our homes use keyless entry with a door code that is unique to your reservation.

The main guest signs the rental agreement. Depending on the home, we will also ask for a photo ID, the full guest list and your vehicle details. Homes in gated communities need every guest's name for the gate. Our Palm Springs homes may also ask for a card on file for incidentals.

The main guest must be at least 21 to book most of our Indio homes, and at least 25 to book Premiere Estate, Desert Modern or Amaya Villas. For our other homes, ask us.

Every home has quiet hours, typically starting at 9 or 10 PM and running into the morning. Ask us for your home's exact times. Noise fines can be charged to the guest.

Not inside any home, and most of our homes do not allow it anywhere on the property. Smoking fees and damage charges apply.

We do not recommend it: there is no mailbox access and many people visit the homes. If you need something delivered, use an Amazon Locker or a post office hold. At Desert Modern and Amaya Villas, deliveries are at your own risk.

A full clean after you leave is included. Mid-stay cleaning can be booked through our concierge team for a fee. On your last morning, please start the dishwasher and a load of towels.

Our Indio homes have exterior cameras and outdoor audio recording only, covering areas such as the front entrance, driveway, trash area or pool equipment, and no cameras inside. Premiere Estate also uses noise monitoring.

Most of our homes welcome dogs, with our approval before you arrive. Limits and fees vary by home: some include your first two dogs at no charge, others charge $150 to $300 per pet. Tell us how many dogs you are bringing and we will confirm the fee for your home, and let us know if you are bringing a service dog.

• Pool and spa heat included: Uptown Sparks and Uptown Splash in Sedona
• $100 a day, October to May: SkyLine Sedona, Starview Sedona and Supreme Sedona
• $150 a night, 2-night minimum: Desert Modern and Amaya Villas
• $150 a day per pool, 2-day minimum: the Spirit of Sofia buyouts (the 23-bedroom buyout has two pools)
• $250 a night plus tax, 2-night minimum: Premiere Estate

Our Palm Springs homes, SkyLine Sedona and Supreme Sedona do not have EV charging.

Most of our homes provide bed linens, bath and pool towels, a fully equipped kitchen with cookware and dishes, basic spices, and a starter supply of toilet paper, trash bags, dish and hand soap, shampoo, conditioner, body wash and laundry soap. Bring your own coffee, as it is not supplied at every home. Ask us if you need something specific.

Yes, at every home. Our Sedona homes have 500 Mbps service, and up to 900 Mbps at Supreme Sedona, fast enough for video calls.

Yes. All of our homes welcome children and infants, and most have a crib or pack 'n play and a high chair; ask us to confirm for your home. Children must be supervised around the pools and slides at all times.

Amaya Villas is listed as wheelchair accessible, and Desert Modern and Amaya Villas have an accessible parking space. Tulum, Premiere Estate, Wandery Ranch, Lazy River Resort, Ohana, Wonderscape and the Spirit of Sofia buyouts are single-level homes. Our Sedona homes have stairs. Tell us what you need and we will confirm the details before you book.

It depends on the home, from 3 cars in the driveway at some homes to many more at our larger estates. Many of our Indio homes do not allow street parking, and our Sedona homes cannot take RVs, buses or trailers. Each home's details list its parking.

Yes. Our concierge team can book private chefs and hibachi nights, catering, bartenders, florals and balloon arches, a photographer, massages and facials, yoga, airport transfers and grocery stocking before you arrive. These are paid extras. Request them on our concierge page as early as you can.

At most of our homes, outside chefs and service providers need our approval before your stay, and they may need insurance or an added fee. At Wandery Ranch and Premiere Estate, these services are booked through our own concierge team.

In three destinations: Indio and Palm Springs in Southern California's Coachella Valley, and Sedona in Arizona's red rock country. We have 9 homes in Indio, 5 in Palm Springs and 7 in Sedona.
